Mail Boxes-  The postmaster met with the owners of the Cove and Pam Richardson of CDC and have tentatively come up with a place to put 2 drive up mailboxes for convenience of residents and visitors.  The tentative location is at the end of La Bonita Dr near the back gate of the Chateau at the entrance to the parking lot of the Cove.  A photo of the curb area is available online at QuailCall.com  Once approved, construction could begin quickly.

 

The Cove- Construction is progressing and the Commercial Center getting closer to opening.   The Cove is waiting for final approval from the County Building Dept after which the units will be turned over to the tenants for build out.  Tenants to date include Bon Bon Yogurt,  Sparkle Plenty Fashions, a Gift Shop with mailing services and some convenience foods, a Beauty and Barber Shop, MLB Financial Services, and the Cove offices and Model Home.

 

Lake and Lodge Agreements- As most of you are aware, the use of Lake San Marcos Recreational Facilities are regulated by lease agreements with Citizen’s Development Corporation (CDC), the owner of the Lake and Recreational Facilities.  There are two types of leases, those signed by Homeowner Associations which collect the fees and pay them directly to CDC, and Individual Homeowner Leases which are signed by the individual homeowner and paid directly to CDC by them.  LSMCA is negotiating with CDC to come up with an improved individual lease for homeowners.  The original 20 year leases which were signed before 2004 were outdated and not protective enough of either CDC or the homeowner.  In 2004, when La Jolla Development Group purchased CDC, they re-wrote the lease agreements and made them more beneficial to CDC without giving enough protection to the individual homeowners.  We are working with CDC to correct this and are hopeful for a resolution and a new lease in the near future.

 

New Homeowner Association leases have been negotiated successfully with several HOA’s in recent months.   However, one HOA, Country Greens, has elected not to sign the new Lease Agreements and to forego use of the Lake and Recreational facilities. LSMCA, while understanding the reasons for that decision, does not agree with it as having Recreational Facilities benefits all area Residents.  We compare it to homeowners opting out of paying HOA dues because they don’t use the facilities, thereby spreading the costs among fewer people.  We urge Country Greens to reconsider this decision and for CDC to consider offering the residents of Country Greens individual lease agreements.  On another note, chain link fencing is being installed on the Executive Golf Course separating homeowners of Country Greens from the Golf Course.  In my opinion the chain link fencing is not attractive and we urge CDC to rethink this decision.  Photos of the fencing can be found online at QuailCall.com.  You can look at them and decide for yourself.
